What is low moisture commercial carpet cleaning?

This modern technique is a popular choice in any commercial environment due to the minimal noise, low or no disruption, minimal down time for staff and workers, quick drying time and overall fantastic results.

Low moisture cleaning has quickly become a popular method for cleaning carpets and hard floor surfaces.
It is a fairly new concept taking off in the last five years.

Low moisture carpet cleaning has a number of advantages:

  • The whole process uses a fraction of the amount of water compared to traditional hot water extraction carpet cleaning.
  • Low moisture means very short dry times. Carpets are usually completely dry within one to two hours.
  • Safe for all carpets, including wool and nylon where a risk of dye bleed can cause damage to delicate fibres.
  • This method reduces the risk of excessive damp, leading to mould and foisty smell issues, especially during the winter months or when the weather is humid.
  • Environmentally friendly and no harsh chemicals are used.
  •  Saving water is a big reason why it has become so popular.

The Process of Low Moisture Cleaning.

Low moisture / quick dry carpet cleaning uses an encapsulation (encap) cleaning agent. It is also paired with other spotters that do not leave any residue.

The encap chemical is concentrated and diluted, usually with "tap hot" water before being applied to the carpet using a sprayer.

Various spotters are also used (when required) to remove specific staining - ie coffee, red wine, pet urine etc.

The encap solution works by attaching itself and surrounding the dirt and soil particles in the carpet, which then crystalise as it dries.

A rotary cleaning machine is used to agitate the encap using a pad. 

A new pad is then fitted to the machine to lift the majority of the encapsulated dirt and soil.

The remaining encap will dry completely and is simply vacuumed out of the carpet during the regular cleaning regime.
In some instances, carpets can appear cleaner following two or three regular vacuums, this is due to the dried encap lifting any remaining dirt from the carpets.
